Want to make a play room in my garage. It is away from the house?
and is more open to my yard. It is about the size of one and half cars in length. And Two cars side by side. with no room to open the door. That is the best way to discribe it lol. Anyway. I want to use it as a play room. Is it safe or recomened to put up insulation or walls. Would that be hard to resale if I do this.. Or any other ideas how to make this look Cute with out destroying it as a garage.. I have carpet ready to put in now..But the walls and cealing.. just planks across. Should I make this a mini adict for extra storage.. Sigh any ideas..

- It is safe to put up insulation and drywall- assuming it will stay dry. If there is water inside the structure now, mold will be a problem later. Insulated and finished space is an upgrade- so no resale woes (if its done right), but a real estate agent could give you the particulars on any change in market value. Regarding the attic space- be cautious. I have seen more than one ceiling come down because the joists (horizontal wood components) weren't strong enough. The planks (joists) going across the garage above your head are in tension- they are there to keep the tops of the walls from falling away from each other, not to hold up a ceiling or storage. A competent engineer or architect should make this evaluation. I'd say go for it- just keep in mind safety, and that a future owner may want a play room for her cars instead of kids. Best of luck.
- If you are willing to go to the expense, by all means finish it out! My garage is completly finished except for concrete floors, so if I ever decided I needed another bedroom or den, it would be perfect. That was a selling point when we bought this house.
- if you want to spruce it up without a huge expense you can cover the interior walls with 3/16 in plywood to block drafts and bugs. i wouldn't use sheetrock as it will soak up moisture and fall apart fast. a couple of windows and some good lighting should do the trick. being you have planks on the walls kinda makes me think it's pretty sturdy.
- I cool idea for the wall is to buy a cute wallpaper, or to even get some tissue paper or pictures and "wall paper" your walls. If you want something really fun, you can give your children some paint and have them paint the walls. You can do the higher part. Buy a cute carpet like one shaped like a flower or animal. I am not sure about the safety, but it should be fine. Check out the links below. Good Luck! e-mail me at marcjacobschic@yahoo.com if u have any ?'s. <3 Gemma Ward
